7 waters set in 154 acres of rural countryside providing good sport for anglers of all ages and abilities from tiddler bashing to specimen hunting and provides facilities for the disabled.
Three of the waters are home to speciman carp in excess of 20lb,with five multi-specimen lakes which are ideal for the juniors.
It also has the country's largest single match lake at two miles in length and with some 205 pegs.
Facilities include on-site accommodation with self-catering chalets, touring caravans and a camping site.
An ideal venue for all the family, there is a Snack Bar, Woodland Walks and both Gents and Ladies Toilets.
Old Specimen Lake :
Reshaped in 1990 to create more bank space and remove the snags left underwater when the lake was originally constructed.
Almost two acres in size,and a chance to bag up on small carp averaging between one and 2lbs, with bags of 70lbs a day the norm.
New Specimen Lake :
A predominant carp water about 2 acres in size with a large island.
The largest Carp is around 28lbs,but there are a good number of doubles and upper doubles.
Also has roach,rudd, barbel to 14lb and tench.
During a recent netting to clear unwanted fish, such as small carp, roach and rudd from the lake several roach weighing 2.5lbs were found and these have been returned to the water. The best specimens of rudd and tench were also returned.
For the carp anglers,this is said to be a very difficult water.
Kell Lake :
Two acres in size, provides anglers with the most double figure carp on the complex.
Regular carp anglers estimate it holds between 40 to 50 double figure carp.
The lake record is a 30lb 4oz mirror carp.
The size of the fish has been maintained by the removal in 1997 of all carp under 12lb together with the small roach, rudd,bream and tench.
However, the best specimens of each were put back and these included perch over 3lbs and bream over 8lbs.
Middle Lake :
Considered by many anglers to be the best "all round" water on the complex,with the largest carp caught being a common carp that weighed in at 26lb 6oz ,bream and tench over 8lbs,and perch to just under 3lb 8oz.
There are also small amounts of roach and rudd to 1lb.
This lake is the only one on the complex where fishing from the far bank is not allowed, although the trees can be a handicap to the enthusiastic caster.
Middle Lake fishes well both summer and winter and has been given a Carp catchability rating of "moderately easy/difficult".
House Lake :
1.5 acres, and holds carp to 20lb+,bream to 5lbs, a small amount of tench over 8lbs and bream over 5lb and some perch.
On summer evenings the Carp will feed almost exclusively on the top with dog biscuits.
It's popularity could also have something to do with the fact that is is also next to the Snack Bar!
Carp catchability rating is put at "easy to moderately".
Field Lake :
Described by regulars as 'the Dads and Lads lake' it is heavily stocked with Carp and Tench, it is about an acre in size.
The average size of the carp is from 1lb to 3lbs with the tench running up to 1lb.
On a good day using light tackle, a fish a cast is the norm whilst the bigger carp are usually taken on the top.
The lake record is a Common which weighed in at 15lb 0oz.
Field Lake is described as a really superb lake for introducing young people to angling whilst even mums and dads can catch easily.
It has a catchability rating of "very easy".
Rosie's Lake :
Three acres in size,but with no carp.
There is no night fishing and no optonics,it can only be fished with a pole,float or feeder.
Holds a large head of Tench, Roach, Perch, Chub, Crucian Carp, Rudd and Bream and is the perfect lake for both beginners and experienced anglers who like fishing in the real old fashioned way.
It has a Catchability rating of "very easy".
The Snake Match lake :
The Snake Match Lake has become synonymous with National and International match fishing and is available as an 'Open' venue and for club bookings.
Over two miles long and with 205 pegs it is the largest match lake in the country and has an equally big reputation.
It is available for hire by clubs and other organisations.
Rules :
No fishing without a national fishing licence
No fish to be removed from the centre
No barbed hooks
No keepnets (except in booked matches)
No nuts or excessive use of any groundbait
No fish to be lifted above knee height
No fish to be kept in carp sacks
No noise or running about on the banks
No unattended fishing gear to be left in swims
No rubbish to be left in the swims when you leave
No discarded line or litter
No dogs unless kept on a lead at all times
No cars left in other than official areas
No weapons of any sort
No picking of wildflowers or removal of plants
No dirt track riding on motor or other cycles
No speed in excess of 5mph on farm tracks
No swimming
No radios
No model boats
No open fires
No barbeques without prior permission
No climbing over farm fences and gates
No trespassing in farm buildings
Always use unhooking mats, dip your nets and weigh slings in tubs provided
Bait Bans:
NUTS, PEAS, BEANS, BLOOD WORM, JOKER, TROUT OR POND PELLETS, FISHMEAL-BASED GROUNDBAIT, TROUT PELLET-BASED GROUNDBAIT, FISHMEAL-BASED BOILIES.
Swim Stim Koi Pellets and Groundbait are allowed.

Directions :
From A2100 to Battle , at the rounabout turn left down Battle High Street.
Go past the Abbey which is on the right hand side and continue down the hill.
At the bottom of the hill, the road bends sharply to the left.
On the right hand side of that bend, turn into Powdermill Lane.
Carry on for two miles passing on your left hand side Burnt Wood.
Fifty yards further on you come to an open field on the left in the centre of which is a new entrance into Wylands Farm.
